You must thoroughly inspect the whole unit before moving into a new apartment. Although you may be eager to unpack and decorate your new apartment, this new construction warranty inspection in Edmonton is vital.
Many apartments will provide a similar checklist when you move out. You could be financially responsible for any repairs. It’s better to do this before the moving truck arrives.
Floors
The first thing you see in an apartment is the floor. Make sure that the carpets are clean and free from tears or snags before you move in. Make sure that all pieces of carpeting are present. It is important that the carpets are not stained or smelling bad.
Check that floors have been mopped, swept and vacuumed for bathrooms and kitchens. You should never leave tiles unattended, scraped or scuffed.
Make sure your floors and carpets are in good condition before you move out. If necessary, you can steam clean or vacuum. It is also worth looking into stain remover.
Walls
Before you move in, make sure to inspect every wall. The paint must not be chipped, and should be uniform throughout the apartment. Check for any stains on walls. Make sure that the paint doesn’t contain poisonous substances. Make sure there are no rotten or loose boards if your walls have wood panels.
You should look for holes in walls where posters and pictures were once displayed. You will need to repair any holes you have made when you move out. To fill the gaps, you can use spackle or caulk. You can also check the baseboards for damage.
Windows
Make sure that you are able to open the windows when inspecting them. If the windows are not properly opened, you risk a serious safety hazard. Each room should have at minimum one window that opens.
Check that your windows are not leaking and that the glass hasn’t been damaged or chipped. There shouldn’t be any broken or missing glass. Windows should lock from the inside and operate as normal. They should also have screens. The glass must be free from mold and mildew.
Also, make sure to inspect the blinds. They must be in good working order and should not be damaged. Make sure they’re not stained or dirty.
Electricity
Move all the light switches around your apartment. Are they working? Check that they are not damaged or have any loose wires. Every switch should also have a faceplate.
Check the bulbs if the lights aren’t turning on. If the bulbs are damaged or worn out, it is your responsibility to replace them. The lights should not flicker or give off sparks. To make sure they work, plug in a small appliance or an electric tester to each outlet.
If your unit has a fuse box, open it. The fuse box should not be damaged or have any missing switches. The fuse box should not have more than one 30-amp fuse. This could lead to a fire hazard.
HVAC
It’s now time to inspect your apartment’s heating/air conditioning unit (also known as an HVAC unit).
The thermostat must work and give an accurate temperature reading. The unit should be capable of blowing both hot and cool air. You should verify that it does. Verify that there are no loose wires or hoses in the unit. It shouldn’t leak water.
Make sure that the filters are clean and have not been clogged. They may not have been installed by the previous tenants, so it will be your responsibility to install them. They should be changed every other month. Dirty tenants can make the HVAC run less efficiently and increase your energy bills.
