Things To Consider When Buying A Home In Mammoth Lakes

0

Are you thinking about purchasing real property in Mammoth Lakes ? Here are five things you should first consider when you seen any Mammoth Lakes Condos For Sale:

ORIENTATION

The orientation is a key consideration when buying a Mammoth lakes home. The orientation of your home will determine how quickly snow and ice melt. If it faces north, it will take longer for the snow to melt. It will help to keep snow removal costs low and your energy costs down by making sure the property you are interested in has lots of windows and southern exposure. Passive solar can be used to heat your home in winter. The winter months will be cooler for homes that aren’t in direct sunlight.

ROOF COMPOSITION

The roof composition is another important factor to consider when buying a Mammoth lakes home. It is difficult and costly to get homeowner’s insurance for a Cedar Shake roof home. Insurance companies will charge more to insure homes with Cedar Shake roofs due to the fire danger in Mammoth Lakes, and other areas. A metal roof is the best option for Mammoth. It will require minimal maintenance and won’t slough off snow.

GARAGE

Many homes in Mammoth lakes do not have garages. This is a good option if you’re looking to buy a home, and are the kind of person who doesn’t mind getting out the car after a snowstorm (or enjoys the exercise). Mammoth Lakes can experience some severe storms, so driving around with a huge snow pile on your roof will strain your suspension and engine. You need to think this through before you decide if you’re up to the task of digging out and shoveling snow off your car during winter.

YEAR BUILT

Mammoth Lakes’ harsh, severe climate can cause damage to properties. You will likely need to replace the roof, wood siding, plumbing, electrical, and other major items if you are looking to buy an older home. If you are considering buying an older home, make sure to factor in the cost of replacement and find out how the seller maintained the property over time.

ZONING

RESIDENTIAL ONE FAMILY: Nightly rentals are strictly prohibited by the Town of Mammoth Lakes. (TOML). This ordinance has been in effect for many years, but it was not enforced. To audit websites like VRBO.com (Vacation Rents by Owner), Homeaway.com and Craig’s List, the TOML has hired staff. Mammoth homeowners in this zoning are being sought out to rent their homes for nightly rental. Those who are found guilty of this offense will be subject to severe penalties. You are permitted to rent your property for no less than thirty days. If you purchase a single-family home in the “Residential Zone,” which prohibits nightly rentals, there is a high demand for residential seasonal rentals.

RESERT: There are currently six areas designated as “Resort” and are shown by the pink-shaded areas on the Zoning Map via the link below. These are Snow creek and Meadow, Starwood, Sierra Star Golf courses communities (including Crooked Pines), Juniper Springs Resort and Juniper Ridge. This type of zoning might allow nightly rentals, but potential buyers should review the Covenants, Conditions & Restrictions of the homeowner’s association to determine if nightly rentals can be permitted. Starwood, for example, is zoned as a resort but the CC&Rs prohibit nightly rentals. This is also true for Snow creek Ranch and Snow creek Fairway Ranch. The rule could be modified by a vote of homeowners in those subdivisions. However, most homeowners oppose changing the CC&Rs so that transient rentals are allowed due to the noise, disruption and potential problems that will follow. Crooked Pines, located at the Sierra Star’s end on Lodestar Drive, and Juniper Ridge are the only subdivisions that allow nightly rentals. These homes are in the Chair 15/Eagle Express region.
