To audit websites like VRBO.com (Vacation Rents by Owner), Homeaway.com and Craig’s List, the TOML has hired staff. Mammoth homeowners in this zoning are being sought out to rent their homes for nightly rental. Those who are found guilty of this offense will be subject to severe penalties. You are permitted to rent your property for no less than thirty days. If you purchase a single-family home in the “Residential Zone,” which prohibits nightly rentals, there is a high demand for residential seasonal rentals.
RESERT: There are currently six areas designated as “Resort” and are shown by the pink-shaded areas on the Zoning Map via the link below. These are Snow creek and Meadow, Starwood, Sierra Star Golf courses communities (including Crooked Pines), Juniper Springs Resort and Juniper Ridge. This type of zoning might allow nightly rentals, but potential buyers should review the Covenants, Conditions & Restrictions of the homeowner’s association to determine if nightly rentals can be permitted. Starwood, for example, is zoned as a resort but the CC&Rs prohibit nightly rentals. This is also true for Snow creek Ranch and Snow creek Fairway Ranch. However, most homeowners oppose changing the CC&Rs so that transient rentals are allowed due to the noise, disruption and potential problems that will follow. Crooked Pines, located at the Sierra Star’s end on Lodestar Drive, and Juniper Ridge are the only subdivisions that allow nightly rentals. These homes are in the Chair 15/Eagle Express region.
